Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to the following:
a. Remove the aerial photo from the plot plan.
b. Provide the property dimensions on the plot plan.
c. The plot plan shall be drawn to an engineering scale i.e. 1’ = 10, 1” =20’.
d. The lot coverage calculation shown on the plot plan is not correct. Lot coverage includes all vehicle use area, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved, UDC Article 6.4.3.B.3.b and does not include roofed areas, porches, open on at least one side, UDC Article 6.4.3.c.1.a.
e. Provide a dimension from the face of curb, where pavement meets the concrete to the northwest street property line. This dimension should be 9’-0”.

2. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Per UDC Table 6.3-2.A the required perimeter yard setback from the proposed shed to the southwest property is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line. Based on the wall height provided, 13’ the required perimeter yard setback is 8’-8”, propose is 6’-0”. At a minimum a neighbors setback waiver is required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

Provide elevations with wall heights provided from design grade to the highest point of the wall so that setback requirements can be verified.

3. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. Provide elevations with the building height provided from design grade to the point a measurement as stated above for the proposed type of construction of the shed.

4. Zoning was not able to find approved compliance documents for the ‘EXISTING SHED” shown on the northwest side of the dwelling unit. Either provide approved documents or compliance will need to be shown with this permit. Provide a setback dimension from the ‘EXISTING SHED” to the street property line. Minimum setback from the shed to the street property line is 10’-0”, Unified Development Code (UDC) Article 6.4.5.C.1.b.
