TRANSMITTAL DATE: February 7, 2024

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. At a minimum, the site plan shall show all structures on the site and shall also include the following information:
a. Show the square footage of the lot, the existing dwelling, any additions to the dwelling, all detached structures, and the total under roof area.
b. Provide a lot coverage calculation (the area of the site covered by buildings, outdoor storage areas, and driveways, whether paved or unpaved). Lot coverage shall not exceed 70% (UDC Table 6.3-2.A).
c. Indicate the maximum structure height.
d. Ensure that the correct lot dimensions (150’ x 131’) are provided.
e. Indicate the zoning of the subject property and of adjacent properties.

2. Ensure that the factory-built building approved through permit number TC-RES-0223-02879 is shown on the resubmitted site plan. Per UDC 6.6.3.E, the total gross floor area of all accessory structures 200 square feet gross floor area or more shall not exceed 50% of the gross floor area of the residence.

3. Perimeter yard setbacks are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Per UDC 6.4.5.C.1.b, the side street perimeter yard is ten feet, as measured from the street property line. For carports and garages which face the street, the minimum required street perimeter yard is 20 feet.

Provide a dimension from the proposed structure to the west property line. A Design Development Option (DDO) will be required to reduce the required side street perimeter yard.

4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the minimum required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater.

Provide a dimension from the proposed structure to the north property line.

5. Provide elevations of the proposed structure to verify the above perimeter yard requirements. Per UDC 6.6.3.D, accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched roof (UDC 6.4.4.A).
