PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

1. The unpermitted patio awning requires fire spread alterations.
2. Show the location of all utility lines from property line to building(s) along with required alterations, R106.1.1. The ¾” yard pipe is undersized.

STRUCTURAL PLANS:

1. Provide a beam size over the dining room entrance showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1.

2. The proposed Patio Cover is sited within the 3’ fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property line.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwelling units.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.

01/29/2024 Site Zoning REQUIRES RESUBMIT ZONING REVIEW TRANSMITTAL

FROM: Wyatt Berger
Lead Planner

PROJECT: TC-RES-0124-00272
3041 East Rickey Vista – R-1
Addition (1st Review)

TRANSMITTAL DATE: January 29, 2024

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. The lot dimensions are labeled incorrectly and should be labeled with a depth of 100’-00” and a width of 67’-6”.

2. A detached accessory structure appears in the backyard in 2021. A zoning compliance review was not obtained for this structure. Provide the height of the north and east exterior walls to verify perimeter yard requirements. At a minimum, a neighbor’s setback waiver signed by the owners of 3049 East Rickey Vista will be required to reduce the east perimeter yard. The waiver shall be pasted directly onto the site plan with the following language:

My name is _______ and I am the owner of property located at _______. I have reviewed the site plan and have no objection to the structure(s) being constructed or located __ feet from the property line as depicted on the site plan.

Signature: _______

Date: _______

3. Perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the minimum required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater.

The existing “patio awning” on the west side of the residence appears in aerial photography beginning in 2005. Zoning was unable to determine whether a permit was obtained for this structure. Provide permit documentation for this structure or include the patio awning within the scope of TC-RES-0124-00272.

If a permit was not obtained for the patio awning, Design Development Option (DDO) approval will be required to reduce the side perimeter yard measured from the west lot line. Ensure the height of the post is provided to verify perimeter yard requirements.

The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf. Submit a copy of your DDO application under permit number TC-RES-0124-00272. Contact Georgia.Pennington@tucsonaz.gov if you have questions about the DDO process.
