This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). Structural Plans: 1. The provided structural documents indicate welding is required for assembly of the structure. Welding requires Special Inspection, IBC 110.3.9, 110.3.10, 1705.3.1. 2. The provided Plot Plan indicates a new electrical line to the new detached garage. 4. Provide an Electrical Plan, IRC E3401. Construction documents shall indicate the Main Panel and any Sub-Panel locations and shall provide information on wiring methods, circuiting and electrical load calculations which demonstrate that the premises electrical system has load capacity to accommodate the new electrical loads. 5. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, IRC E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, IRC E3702.2. 6. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, IRC E3703.5. 7. Garage Receptacle Location: a 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, IRC E3901.9. Plumbing Plans: 8. The provided Plot Plan shows a new water line and septic line to the new detached garage. 9. Provide a floor/plumbing plan showing the location of all plumbing fixtures, and show hot/cold water lines on the floor plan, IRC R106.1. 10. Combine all drawings into a single PDF document. 2. Clarify the size of the proposed garage. The site plan indicates that the dimensions of the garage are 31’ x 31’, while the engineered drawings indicate dimensions of 30’ x 30’. 3. The dimensions of the property are incorrect. Based on the Hearthstone Acres subdivision plat, the width of the subject lot is 175’ and the depth of the subject lot is 250’: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-28007&. Be aware that the required perimeter yard setback as measured from the east property line is 20' (UDC Table 6.3-1.A). 4. Per Tucson Unified Development Code (UDC) 6.6.3.D, accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. Building height is the vertical distance measured from the design grade elevation to…the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof (UDC 6.4.4.A). Provide a dimension from the design grade elevation (the ground) to the middle (between the eave and ridge) of the highest gable of the roof.
