Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Residential Code (IRC), 2018 International Building Code (IBC), 2017 National Electrical Code (NEC).

General comments:
1. Show a ½” gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R302.6.
2. Provide a flashing connection detail that shows prevention of water intrusion between the two structures. R703.1.1, R703.4.


Electrical Plans:
1. An attached garage requires a Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5.

2. Provide an Electrical Plan, IRC E3401. Construction documents shall indicate the Main Panel and any Sub-Panel locations and shall provide information on wiring methods, circuiting and electrical load calculations which demonstrate that the premises electrical system has load capacity to accommodate the new electrical loads.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, IRC E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, IRC E3702.2.
4. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, IRC E3703.5.
5. Garage Receptacle Location: a 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, IRC E3901.9.

4. This comment has not yet been addressed. Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure (UDC 6.6.3.D) Per a previous Zoning Administrator's determination, the proposal may be considered attached to the principal structure if a five-foot-wide structural element that can support a minimum twenty pound live load is proposed. A Board of Adjustment variance is required to be granted to allow the proposal to exceed 12 feet in height if the above structural element requirement cannot be met.
