PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

1. Show the location of all utility lines from property line to building(s) along with required alterations, R106.1.1. Update keynote #6.

SECTIONS – DETAILS - NOTES:

1. Remove the Pima County reference at the deferred submittal note on sheet 4 and 8, R106.1.
2. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwelling units. The existing ¾” supply pipe is undersized for the new total demand.
2. Show an individual accessible water supply shut off and water heater for the proposed dwelling building, P2903.9.1.

ELECTRICAL PLANS:

1. Show 2018 IRC references at all outdated IRC-2003 references on sheet 10.
2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. COMMENT: Aerial imagery show a structure on the property that is not represented on the site plan. Specifically the structure in the rear of the property. The structure needs to be added to the site plan, with the square footage, height, and setback dimensions provided. If the structure is to be removed, show it on the site plan and label it as “to be removed”.

If over 200 square feet needs to be included in the lot coverage calculation and will require a separate building permit.

Any additional storage or other detached accessory structures will also need to shown on the site plan.

2. COMMENT: Per UDC Table 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.
Per UDC Article 6.4.5.B1-2, “The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall’s highest point.
A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements.
Per UDC Article 6.4.4.A, height is the vertical distance measured from design grade.
On the Sheet 5, provide the height from design grade, per the above standard for the proposed addtions.
