All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with the updated construction plan set.

FLOOR PLAN:

1. Provide a floor plan showing each proposed room with labeled function. Show door locations and window sizes with type identified as XO or SH. Add window sizes to page 3. Include appropriate notes without circling or x-outed notes.

SECTIONS - DETAILS:

1. Provide a structure section showing existing and proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1. Include two section details, one of the enclosed garage vehicle door area and one of the laundry and storage addition.
2. Clarify the placement of ceiling/roof insulation for the garage area renovated into living space, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
3. Remove page 10 from the plan set which is not consistent with the other pages. Replaced windows now require a maximum U=0.40 rating.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1. Remove “like with like” notes from page 3. All replacements require code compliant sizes for the application.
2. Show sizes and locations of altered plumbing on page 9.
3. Remove gas line information from page 9 or clarify which appliances use gas with BTU demand indicated.

ELECTRICAL PLANS:

1. Show a smoke alarm circuit number, R314.3.
2. Remove clouded markings from page 2.
3. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. Add the note to page 2.

Remodel Garage into Sleeping Quarters and Storage Room Addition (2nd Review)

TRANSMITTAL DATE: August 9, 2024

COMMENT: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6,9,10.

1. This comment was not addressed. The provided plot plan shall”
a. Be drawn to an engineering scale, i.e. 1” = 10’, 1” = 20’.
b. Provide all property dimensions.
c. The provided lot coverage is not readable and portions of the calculation were cut of when scanned. It does not appear that the vehicle use area was included in the lot coverage, UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.
COMMENT: Provide a site plan that meets the Residential Plot Plan Requirements. An example can be found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf Clearly demonstrate the property dimensions and the location of the structure to the property lines.

2. This comment was not addressed. Provide a calculation that provides the percentage of accessory structures gross floor area (GFA) verse the square footage GFA of the existing dwelling. Per UDC Article 11.4.8 GFA is defined as “The sum of the horizontal areas of all floors of all buildings, including accessory buildings on a lot, measured from the exterior faces of the exterior walls or from the centerline of walls separating two buildings and includes elevator shafts and the stairwells at each story. Gross floor area includes floor space with structural headroom of six feet and six inches or more used for mechanical equipment; penthouses; attic space; interior balconies; mezzanines; and service bays but does not include any interior space used for parking, loading, or loading space that is incidental to the principal use. COMMENT: Per UDC Article 6.6.3.E, The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. As shown on the site plan, the square footage provided for the existing garage and proposed expansion exceed 50% gfa of the principal structure of the property. A Board of Adjustment Variance process will need to be applied for and approved to allow for the proposed addition to the existing garage. Alternatively, the garage can be connected to the main house through a structural element that is at least 5 feet wide and can support a 20 pound live load. If the existing garage and proposed addition to the structure can be connected to the main house through the above described structural element a Variance will not be required.
