All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide construction plans for a sleeping quarters without kitchen or start a new permit for an ADU with kitchen and new address. An impact fee is required with the permit fee for an ADU.

Separate the submitted files with construction plans in one file and response letter in different PDF file.

Provide a response letter on separate file with the updated construction plan set.

SITE PLAN:

Provide a site plan showing all utility lines running to the altered building.

FLOOR PLAN:

1. Provide a floor plan showing each proposed room with labeled function. Show door locations and window sizes with type identified as XO or SH. Add window sizes to page 3. Include appropriate notes without circling or x-outed notes.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance installed without a permit, R301.1.
2. Clarify which appliances use gas with BTU demand indicated. Show appropriate pipe sizes, G2413.3 & Table G2413.4(1).

ELECTRICAL PLANS:

1. Show a smoke alarm circuit number, R314.3.
2. Provide a complete electrical plan with panel schedule, E3601.6.1 & E3706.2. Include a compliant service panel location and size, E3602.1 & E3603.1.
3. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. Add the note to page 2.

Remodel Garage into Sleeping Quarters and Storage Room Addition (3rd Review)

TRANSMITTAL DATE: March 31, 2025

COMMENT: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6,9,10.

1. The provided lot coverage is not is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage and per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

2. The provided floor plan for the garage conversion to a sleeping quarters does not meet the requirements determined by a Zoning Administrator determination. A sleeping quarters my only have a single bowl bar type sink, undercounter refrigerator and may not have a range. This design my be approved as a second dwelling unit or an accessory dwelling unit but the permit would need to be revised and impact fees will apply.
