All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. The current permit type is for a sleeping quarters with is a living space without major cooking appliances.

Provide construction plans for a sleeping quarters without kitchen or start a new permit for an ADU with kitchen and new address. An impact fee is required with the permit fee for an ADU.

Separate the submitted files with construction plans in one file and response letter in different PDF file.

Provide a response letter on separate file with the updated construction plan set.

SITE PLAN:

Provide a site plan showing all utility lines running to the altered building.

FLOOR PLAN:

1. Provide a floor plan showing a sleeping quarters without a stove/range or start a new permit for a dwelling with kitchen and new address. A dwelling requires a minimum 100 AMP service panel and water line supplied from the water meter or property yard pipe.

PLUMBING PLANS:

1. Show the supply pipe size and point of connection to the yard pipe, R301.1.
2. Provide a water heater size and location for verifying the capacity will sufficiently supply the building demand, P2801.

ELECTRICAL PLANS:

1. Show a smoke alarm circuit number, R314.3.
2. Provide a complete electrical plan with panel schedule, E3601.6.1 & E3706.2. Include a compliant service panel location and size, E3602.1 & E3603.1.
3. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.
