| 01/29/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0124-00176 412 West Inez Drive – R-1 Shed (1st Review) TRANSMITTAL DATE: January 29, 2024 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. The requirements are provided in both graphic and written formats. Ensure all structures are shown on the required site plan. 2. An addition at the rear of the existing residence appears in aerial photography in 2016. Zoning was unable to determine whether a permit was obtained for this addition. Provide permit documentation with your resubmittal or include the addition within the scope of work of TC-RES-0124-00176. Ensure a labeled floor plan of the entire residence is provided. 3. A carport, attached to the residence, appears in aerial photography as early as 1990 with a reduced setback. Zoning was unable to determine whether a permit was obtained for this structure. Provide permit documentation with your resubmittal or include the carport within the scope of work of TC-RES-0124-00176. 4. According to the subdivision plat for Rita Manor Terrace (https://www.asr.pima.gov/ParcelData/Map/Arm/MP15/M15062_05.PDF), there is a 7’-6”-wide utility easement along the west (side) property line. As the existing carport is located within this easement, provide written approval from all utilities who have rights to this easement to allow the structure to remain. 5. Based on available Google Street View imagery, the roof overhang of the storage structure crosses the east (side) property line and was constructed up to the property line. As the structure is attached to the residence and was constructed up to the east (side) property line, a Board of Adjustment variance is required to be granted to allow the construction to remain attached to the principal structure with a zero-foot setback.
