This letter reflects comments to be addressed. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. STRUCTURAL PLANS: 1. Roof projections may extend into the 3-foot fire separation distance to the neighboring property line but may not extend closer than 24”. The 12” portion of roof close to the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). SECTIONS - DETAILS: 1. Attic space requires a ventilation calculation for showing the attic vent opening size, R806.2. Show the size and location of both upper and lower space vents when applying the reduced area calculation (area/300SF). PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an existing 3/4” supply connection point for supporting the proposed sleeping quarters. This may require connection at a point between the water meter and main dwelling shut off valve. 2. Show combination vent pipe sized with acceptable number of fixture units, P3111.3. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a sub panel and feeder size for proposed unit, NEC 225.30, E3403, Table E3704.2(1). 2. Show the panelboard location on the plan, E3405.2 3. Show a smoke alarm circuit number on the panel schedule, R314.3. 4. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Remove the “bedrooms” (limitation) from note #11 as this is required throughout the unit. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values for the walls or show overall compliance if using less than prescribed component values by providing a RES check calculation. OUTDOOR LIGHTING CODE Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. | 02/28/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0124-00078 - CE-VIO0423-02812 2808 E ADAMS ST. – R-1 Remodel garage to an accessory dwelling unit (ADU) (2nd Review) TRANSMITTAL DATE: February 28, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.7). A single family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. As you are proposing to change the use of the garage to habitual space and the existing structure does not meet perimeter yard setbacks to the south and west property line at a minimum a neighbors setback waiver is required, UDC Article 6.6.2.D, from the owners of the properties at 2804 E Adams S., 2803 E Drachman St., & 2805 E Drachman St. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. The provided plot plan does not address the rear block wall that is sited under CE-VIO0423-02812. Clearly show the block wall on the plot plan and provide the height of the wall. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet. Per UDC Article 6.4.4.B.1 the height of a perimeter walls is measured from the base of the wall that faces an adjacent property. If this wall exceeds the 6’-0” height a Design Development Option (DDO) for wall height will need to be submitted and approved.
