PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

Show the location of the 200 AMP service panel, R106.1.1.

FLOOR PLAN:

Provide a floor plan showing all alterations to the existing dwelling. Include the identification of any window or door openings adjacent to the proposed garage, R310.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan showing slope, ridge beam and rafters sized with appropriate load carrying capacity when not including manufactured trusses, R801.2.
2. Provide a complete roof framing plan with a ridge member sized with appropriate load carrying capacity. Show the ridge structural member as a beam when the roof pitch is less than 3” to 12”, R802.3. Or show all roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3.
3. Update the structure section on sheet #2 with appropriate collar and rafter ties. Also, identify the garage roof slope and show an appropriate structure section.

SECTIONS - DETAILS:

1. Show a ½” gypsum board (garage side) on all walls common to the garage and dwelling or other fire rated product in compliance with R302.6.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

ELECTRICAL PLANS:

1. Provide a Riser Diagram showing a sub panel and feeder size for proposed dwelling unit, NEC 225.30, E3403, Table E3704.2(1).
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls (within 6’ of any wall location) and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.
4. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.
5. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
6. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
7. Notate the extended circuits (sheet #3) with combination type arc-fault circuit interrupters, E3902.17.

OUTDOOR LIGHTING CODE

Show the proposed fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. The DP is a separate submittal from the building plans and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using Submission Type “Site Review”. The DP will need to be approved prior to approval of this building permit.
