This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and https://www.tucsonaz.gov/files/integrated-planning/pdsd/2018_-_IRC_Amendments.PDF. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. 1. See Figure AS105.1(1). 2. Show foundations meet depth below grade requirements in R403.1.4. 12” below grade. 3. Show Vapor Retarder per section AS105.3. 4. Show Sill Plate anchor embedment per section AS105.3 and coverage per section R403.1.3.5.3. 5. Show Flashing per section AS105.3.1. 6. Detail type of plaster per section AS104.4 and AS106.6 7. Show Mesh where required per sections AS105.4, AS106.9.4 and AS106.12 and Table AS106.13(1). 8. Note Mesh Staples per Table AS105.4, Table AS106.13(1) and Section AS106.9.2. 9. Show Ties per section AS103.3. STRUCTRAL Plans: 1. See Figure AS105.1(3). 2. Show Roof -bearing assembly with 15/32” plywood or OSB panels fastened with 8d nails at 6 inches OC. AS106.12.3. 3. Show Roof-bearing assembly that spans openings in strawbale walls complies with AS106.12.3.1. 4. Show framing around openings for doors/windows complies with AS106.12.3.1. 5. Show plastered strawbale walls used as Braced wall panels complies with Table AS106.13(1) and Table AS106.13(2). Wind design 115 mph. 6. Show uplift resistance in compliance with Section AS106.14. 7. Show complete roof assembly attachment to Roof bearing assembly. 8. Show metal connector from 2x blocking (section AS106.11) to Roof bearing assembly, with min. 400 LB capacity at max 2’ O.C. for braced wall panels. 9. Show metal connector from roof assembly to 2x blocking (section AS106.11) with min. 400 LB capacity at max 2’ O.C. 10. Show roof boundary nailing per Table R602.3(1). ELECTRICAL Plan: 1. Provide a panel schedule for main service panel: panel size, circuit number, ampacity and wire sizes and OCPD for new sub-panel, E3404.11, E3706.2. 2. | 03/01/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: TC-RES-0123-02452 1831 W CALLE DEL ARROYITO Zoning R-1 TRANSMITTAL DATE:March 1, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Clearly show everything on site. Based on current aerial photos there are possible unpermitted structures located on the south portion of the site and there are a couple of addition to the existing residence. Provide permit documentation for those possible unpermitted structures If no permits are available include the structures with this submittal. Additional comments may be forth coming. 2. Comment: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project.
