This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). Garage Review: 1. Provide joists sized per Table R802.3.1(1). 2x10s @ 24” O.C. are undersized for the given span of approximately 19 feet. Or show the joists as WD #1 or better. 2. Show the ceiling gypsum board as either 5/8” or ½” sag resistant when applied to 24” o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show the 6x8 beam over the garage opening as WD #1 or better to support the design live and dead loads, R301.1. 4. Provide a grounding electrode system on the Riser Diagram for the sub-panel, E3607.3. This grounding electrode system shall include the concrete-encased electrode of the new foundation, E3608.1, E3608.1.2. 5. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J. Addition Review: Deferred submittal: Truss Design plans must be submitted and approved prior to intermediate inspections. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. Show truss calculations with cross-reference to the plans, R802.10.2. FYI Note: The gray water is not required for a reno or addition. 6. Provide a consistent scale throughout, R106.1. 7. Show an individual vent diameter not less than one-half the required drain diameter, P3113. 8. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A two- or three-bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. 9. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. 10. Electrical receptacles in bedrooms 2 and 3 appear to be greater than 12’ apart. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. R-1 ZONE, a single family residence is subject to Use Specific Standards 4.9.7.B.7 which states “ For any new single-family dwelling in the R-1 zone with five bedrooms , three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom . For all single-family dwellings in the R-1 zone with five or more bedrooms , and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom , all parking spaces must be located on-site , either in a side or rear perimeter yard . Parking spaces may not be located in a vehicular use area in any front street perimeter yard . A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. A bedroom is defined as The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement, see UDC Article 11.4.3 Definitions ,Clearly demonstrate this the above requirement is met.
