This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and https://www.tucsonaz.gov/files/integrated-planning/pdsd/2018_-_IRC_Amendments.PDF. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ELEVATIONS/SECTIONS Plans: 1. E3604.2.1: Conductors shall have a vertical clearance of not less than 8 feet above the roof surface. The vertical clearance above the roof level shall be maintained for a distance of not less than 3 feet in all directions from the edge of the roof. See Figure E3604.2.1. 2. Provided detailed plans that include the height of the building with the exiting overhead power drop above this proposed building. 3. From the given plan sets and street view of the property it is not clear that there is proper clearance available under the existing overhead power drop. Tucson, AZ. 85713 Parcel: 130-11-1900 Zoning: R-1 Existing Use: Single Family Residence Project Description: Residential Addition/Alteration Permit- 1st Review TRANSMITTAL DATE: 2/22/2023 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Page 1 provide measurement dimensions for setbacks from property line on site plan. Please follow the Cities’ template. The template can be found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 2. Page 1 indicate zoning of surrounding properties on site plan. 3. Page 1 clarify the square feet of the property. Identify current distance of perimeter walls from right-of-way on the east side and north side of property. 4. Page 1 indicate and label right-of-way widths, including rear alley width. 5. Page 1 show current floor plan of existing residence on site plan to ensure compliance with UDC 4.9.7.B.7. parking requirements. If studio space of proposed garage creates 5 or more bedrooms for the property, the applicant will be required to provide 3 dedicated parking spaces on the property. 6. Page 1on site plan indicate if driveway on the east side of the property will extend to the rear of the property, to the entrance of the proposed garage. Vehicle Use Areas count towards lot coverage calculation. Include additional driveway area in updated lot coverage calculation and show on cover sheet. 7. Page 3, Building Section A, show height of structure from finished grade, not Finished Floor Elevation. 8. Page 3 label elevations with Cardinal Directions. 9. Setback on westside of property needs to be a minimum 10’. Per section UDC 6.4.5.C.1.b. the owner must choose which street lot line will be the front lot line. From other than the front lot lone, the street perimeter yard is ten feet. 10. The proposed garage addition, along with the existing shed exceeds 50% Gross Floor Area (GFA) of the principal structure of the property. Per UDC 6.6.3.E.. a. In order for the proposed addition to be permitted, it will be required that the applicant obtain a Board of Adjustment variance. b. The applicant can avoid this process if a “Roof Line Attachment” connects the proposed garage to the main structure of the property. c. The roof line attachment must be at minimum 5’ wide and be capable of handling a 20lb live load.
