Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. This comment was not addressed. COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’. Indicate the scale of the plot plan. b. Provide the owners name on the plot plan. c. Provide a lot coverage calculation on the plan. d. Show the locations of utility lines for water, sewer, electric & gas on the plot plan e. Provide a dimension from the center line of 2nd St to the face of curb, where pavement meets the concrete curb, and from face of curb to the north property line. The distance from center line to curb should be 18’ and from curb to property line should be 12’. f. The parcel dimensions do not appear to be correct and should be 135’ north/south and 60 east/west. g. Provide the zoning for the parcel and all adjacent properties on the plot plan. h. Provide the legal description, “MITMAN W2 N135' LOT 3 BLK 9”, on the plot plan. 2. This comment was not addressed. COMMENT: Provide a height for the proposed wall, and clearly show the walls/fence on the plot plan with the heights labeled.
