This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and https://www.tucsonaz.gov/files/integrated-planning/pdsd/2018_-_IRC_Amendments.PDF. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Foundation Plans: 1. Specify continuous concrete footings min. 12” wide x 12” below grade with treated sill plate R403.1 & R403.1.6. (See foundation note 1.). May need a stem to provide 6” clearance above grade for finished floor level. 2. Specify height of finished floor minimum 6” above grade, R404.1.6. STRUCTRAL/FRAMING Plans: 3. Show size, spacing and span of all framing members, rafters, Beams, glue-lams, headers. 4. Provide a header schedule consistent with Table 602.7(1). 5. Unvented attic assemblies shall comply with R806.5. ELEVATIONS Plans: 6. Specify height above grade for finished floor, windows/doors, exterior walls, rooflines. 7. Indicate all materials used. 8. Specify roof slope and roofing type, grade of materials and method of installation, R905. SECTIONS - DETAILS: 9. Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8” or ½” sag resistant when applied to ceilings framed at 24” o/c, IRC Table R702.3.5 footnote d. PLUMBING Plans: 10. Note and specify all piping materials, P2609. 11. Provide pressure and temperature relief valve for the water heater terminating to the exterior facing wall no more than 6” above grade P2803.6.1. 12. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers. 13. Show the size and location of all cleanouts, P3005.2. MECHANICAL Plans: 14. Show dryer vent size and location for venting to exterior, M1502. 15. ELECTRICAL Plans: 16. Arc fault 17. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with the power source from the building wiring and shall be equipped with battery backup. 18. Provide a panel schedule: Panel size, circuit numbers, ampacity and wire sizes for new electrical, E3404.11, E3706.2. 19. Designate the circuit number for each light fixture, receptacle, appliance on the electrical layout, E3404.13, E3706.2. 20. Bathrooms require a separate 20A circuit, E3703.4, E3901.6. 21. All outlets specified in section E3902.16 shall be protected with combination-type arc-fault breakers. 22. Show new outside light is full cutoff. Lighting code. 02/14/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: TC-RES-0123-02217 5002 S Cassia Wy. - R-2 Add Bath & Enclose Carport (1st Review) TRANSMITTAL: February 14, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The plot plan is not drawn correctly. The street sidewalk shown on site is not correct and should be located 1’-0” east of the property line within the right-of-way. 2. Provide a dimension from the centerline of Cassia Way to the face of curb, and from the face of curb to the east property line. The distance from centerline to the face of curb is 15’-0” and from the face of curb to the property is 10’-0”. 3. The plot plan shall be drawn at an engineering scale, 1” = 10’, 1” = 20’ etc. 4.
