This letter reflects comments to be addressed. To facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Sample drawings are shown as an example: https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENT: Provide detailed plans for both proposed and unpermitted structures. Violation T22DV05876 identifies the RV garage and the submitted plan set shows a proposed canopy. A permit cannot be issued until plans show 2018 IRC code compliance. Then a permit may be processed which includes progress inspections for construction completeness. Remove the “proposed canopy” from the site plan or provide completed plans for this structure. SITE PLAN: 1. Indicate the location of the electrical service panel and any gas meter on the site plan. These meters could affect proposed structure locations. STRUCTURAL PLANS (Top down view): 1. Show the location of each support footing, R106.1.1. This is provided on a roof framing plan along with beams and rafters. 2. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. SECTIONS - DETAILS: 1. Show reinforced (#4rebar) footing dimensions required for the post/beam construction, R403.1.1. 2. Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. Include fastener size and spacing for wind load compliance. 3. A special inspection request is required with the permit application for field welding, R109.2. The RV Garage is to be include with this scope of work. 1.COMMENT: Zoning is unable to write DDO comment until a height provided. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. 05/16/2023 | Zoning Modifications - DDO | REQUIRES RESUBMIT | Zoning Administration staff is in receipt of your submitted Design Development Option (DDO) application; however, the application is incomplete. Provide a "Project Description and Applicant's DDO Request" (page 5 of DDO application) with your resubmittal. Additionally, provide the height of the RV garage. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setback is six feet or 2/3 the height of the proposed building wall, whichever is greater, measured from the property line.
