PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

The current submittal includes sheet C3 of a RV Garage without a fire rated wall inside of the fire separation distance to property line.

STRUCTURAL PLANS:

1. The RV garage is sited within the 3’ fire separation distance determined from a line parallel and 3’ away from the west property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 14-3” the required perimeter yard setback from the proposed structure to the west property line is 9’-7”, the proposed setback is 2’-0”. Based on a wall height of 14-3” the required perimeter yard setback from the proposed structure to the south property line is 9’-7”, the proposed setback is 7’-0”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf . A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
