The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. Per Paving Plan I-753 for the Manana Grande subdivision, the property boundary is delineated one foot behind the edge of sidewalk. Clarify whether the perimeter fence encroaches within the public right-of-way. Either the fence shall be moved within the property boundaries, or a portion of the right-of-way shall be purchased from the City of Tucson’s Real Estate Division. Contact John.Cahill@tucsonaz.gov should you have questions regarding the purchase of right-of-way. 2. Indicate whether the detached storage container along the east property boundary will be removed. Per Tucson Unified Development Code (UDC) 6.4.5.C.1.b, within established areas, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other the front lot line, the required side street perimeter setback is 10’-0”. A Design Development Option (DDO) is required if this accessory structure is to remain. 3. Per UDC 6.6.2.I, the maximum height of a perimeter wall or fence within a perimeter yard shall be six feet. DDO approval is required to allow the perimeter fence to remain at a height of 6’-5”.
