For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the removal of the existing overhead electric service line to the renovated building, R106.1.1. SECTIONS - DETAILS: 1. Show one-hour fire-resistive framed construction separating dwellings in compliance with IBC Table 721.1(2). Provide a wall detail for the proposed wall parallel with the property line. 2. Show an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total insulation requirement, R806.5. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing the feeder size between the existing dwelling service panel and the proposed sub panel, NEC 225.30 and E3403. 2. Clarify the sub panel size. The panel schedule shows 200 AMP and keynote #26.01 shows 100 AMP. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Add the “A” notation at circuit #12. 01/19/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Planner PROJECT: TC-RES-0123-02155 827 E 9th St – R-3 Sleeping quarters addition (1st Review) TRANSMITTAL DATE: January 19, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The following comments may be relative to an application for a Board of Adjustment variance (UDC 3.10.3). 1. Paste the signed neighbor waiver statement directly onto the site plan. 2. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. As the proposed sleeping quarters addition, existing sleeping quarters, and ramada exceed 50% of the gfa of the principal structure, a Board of Adjustment variance is required. The variance application shall be uploaded as “Additional/Supporting Documentation” under this activity number.
