This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Provide a complete Plot Plan and indicate the location and size of buildings, utility meters(electric/water/gas) and lines, R106.1.1. 2. Show area of work being done on plot plan. 3. Provide detailed scope of work description. STRUCTURAL PLANS: 4. Provide lintel and structural reinforcement of door opening that complies with R608.8. 5. Give 2018 IRC Prescriptive design reference for lintel. Note section and tables used to justify lintel and support structure of opening. 6. Provide cross section view of new landing pad and existing foundation/footing. Note expansion gap and gap fill. Work/excavation is not to damage, alter or compromise existing footing.
