The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Provide a floor plan of the existing residence demonstrating compliance with UDC 4.9.7.B.7. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, on additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to be at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 2. Provide documentation for the solar panels installed on the residence as the Zoning Review Section was unable to determine whether a permit was obtained. The solar panels appear in aerial photography beginning in March of 2022. 3. Demonstrate on the site plan where vehicular ingress and egress for the proposed carport is located. Update the lot coverage calculation to reflect the new vehicular use area. 4. Per Unified Development Code Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yards are six feet or 2/3 the height of the proposed building wall, whichever is greater, measured from the property lines. Based on a wall height less than 9’-0”, the required setback from the west property line is 6’-0”. Provide a setback dimension from the building wall to the west property line with your next submittal. As the proposed setback appears to be less than 1’-0”, a Board of Adjustment variance is required to be granted to allow a setback less than 1’-0”. Based on a wall height of 10’-10”, the required setback from the north property line is approximately 7’-2”; proposed is 6’-6”. If a variance is pursued, the variance process may allow you to reduce this setback as well. If a variance is ultimately not pursued, Design Development Option (DDO) approval is required to allow for a reduced setback.
