Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

SECTIONS - DETAILS:

1. Provide a complete cross-section detail from foundation to roof assembly including the roof sheathing and covering, R106.1.1.
2. Show the weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Consider a design with concrete stems.
3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

COMMENTS: The following comments are relative to a Board of Adjustment variance (UDC 3.10.3).

The site is in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in the R-3 zone, subject to use-specific standard 4.9.7.B.6.

1. Provide a correct lot coverage calculation corresponding to this site. The lot coverage calculation provided is for a property within Pima County. Lot coverage includes the area of the site covered by buildings, outdoor storage areas, and vehicular use areas (both paved and unpaved) (UDC 6.4.3.B.3). Porches do not count toward lot coverage calculations (UDC 6.4.3.C.1.a).

2. Provide the correct legal description and adjacent zoning to the site plan.

3. Per UDC 6.6.3.D, accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. Per UDC 6.4.4.A, building height is the vertical distance measured from the design grade elevation (the ground) to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. A Board of Adjustment variance is required to allow the building height of an accessory structure to exceed 12 feet. Provide a measurement from design grade to the middle of the gabled roof to determine building height per UDC 6.4.4.A.

4. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed detached storage structure appears to exceed 50% of the gfa of the existing residence. A Board of Adjustment variance is also required to allow the gfa of the proposed accessory structures to exceed 50% of the gfa of the existing residence.

5. Per UDC Table 6.3-2.A: Dimensional Standards for the R-1, R-2, R-3, MH-1, & MH-2 Zones, when a residential use is adjacent to a residential zone, the required interior setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater. Setbacks are determined by measuring from the property line to the face of each exterior building wall at the wall’s highest point. Based on a wall height of approximately 18’-11” (18’-2” measurement in addition to 0’-9”), the required setbacks to one or more of the property lines is approximately 12’-7”; proposed is 10’-0”. Provide elevations of each building wall to determine the setback requirements toward each property line. If a Board of Adjustment variance is pursued, the variance process may reduce the required setbacks as well.
