Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Structures built without a permit may require alteration for building code compliance. Both arial and street views show structure already complete.

SITE/PLOT PLAN:

1. Provide a complete Plot Plan and indicate the location and size of buildings, utility meters(electric/water/gas) and lines, R106.1.1.

STRUCTURAL PLANS:

2. Provide a Roof Framing Plan showing the location and size of beams, headers, rafters and footings for supporting live and dead structural loads, R802. Identify live and dead loads.
3. Roof Framing Plan needs to show where the existing structure is located, and attachment is being made.
4. Rafters appear undersized for total span covered, Table R802.4.1(2)
5. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
6. Provide framing details to show attachment of new roof structures to existing structure.
7. Provided details on page A1 don’t appear to match street view of structure.
8. Cross section details on page A2 don’t appear match street view of structure. Rafters appear to run parallel to existing house. Cross section view shows the rafters perpendicular to existing house.
9. Structure less than 3' from property line must be 1hr fire rated. Show how this is accomplished.

SECTIONS - DETAILS:

10. Show a complete set of cross-section detail/s of the new structure. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1.
11. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved)
b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances – Provided in the link below is the plat map

2.COMMENT: Please provide permit documentation for two sheds and canopy structure located on the property. If no permits are please provide the square footage, height and setback information. Additional comment may be forth coming.

3.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall

4.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a calculated wall height of 10’-0” the required perimeter yard setback from the addition to the east property line is 6’-8”, proposed setback is 3’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
