COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Per Unified Development Code (UDC) Table 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-1 Zone, Res Use to Res Zone the required perimeter yard setback from the proposed carport to the east property line is 10’-0” or ¾ the height of the exterior wall. Based on a wall height of less than 13’-4” the required perimeter yard setback to the east property line is 10’-0”, proposed is 2’-0”. At a minimum a neighbor signoff is required from the owner of the property at 1114 W Erie St. If you are unable to obtain a neighbor signoff a Design Development Option (DDO) must be submitted and approved.

2.COMMENT: The maximum height of a wall within the perimeter yard setback is 6’-0”, see UDC Article 6.6.2.I this height measurement includes the cap block. Provide a dimension from the block caps to design grade.

3.COMMENT: Provide a calculation showing all detached structure are not going to exceed 50% of the GFA of the principal structure.

4.COMMENT: Clearly show everything on site. Based on current aerial photos there is a detached structure on the east portion of the site. Additional comments may be forth coming.
