Carport awning: The open carport cannot be within 24” of the property line without a code compliant fire rated wall assembly. 1. The 10’x32’ steel awning requires a complete plan set sealed by an Arizona registered Engineer. Provide plans with wind load calculations and foundation design, sealed by an Arizona engineer for the pre-designed assembly, R106.1. 2. Show the required carport awning’s joist/rafter bearing contact to a wall or beam structure with foundation, R502.6 & R802.6. Replace the rafter connection to fascia, provide a registered Arizona engineer design analysis with sealed plan. 3. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). 4. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). 06/21/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0123-01967 8430 E APPOMATTOX ST. – R-1 10’x32’ steel awning (1st Review) TRANSMITTAL DATE: June 21, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. The lot coverage calculation does not appear to be correct. The lot coverage calculation references “”PROPOSE DWELLING” but he permit description states “10’x32’ steel awning”. 2. Perimeter yard setbacks for this type of structure are measured from the post supporting the roof, UDC Article 6.4.5.B.2. Clearly show the proposed post on the plan and provide a setback dimension from the post to the west property line. The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1). Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height less than 9’-0” the required perimeter yard setback from the proposed steel awning to the west property line is 6’-0”, proposed setback is 0.83’. A Board of Adjustment for Variance must be submitted and approved to reduce the setback to less than 1’-0”.
