Code reference, 2018 International Residential Code (IRC). PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Carport extends from the house to the edge of the property. The owner needs to obtain the proper permits for any work. 1. The 10’x32’ steel awning requires a complete plan set sealed by an Arizona registered Engineer. Provide plans with wind load calculations and foundation design, sealed by an Arizona engineer for the pre-designed assembly, R106.1. Sealed plans are usually available from the manufacturer for pre-designed assemblies. 2. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). 3. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. 4. A roof projection may not extend closer than 24” to the neighboring property line. Any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). 5. If Steel awning is attached to the existing house/carport structures provide a detail of this attachment, R106.1, R301.1. Show a floor plan labeling all proposed functions of rooms and spaces, including existing spaces inside the existing structure, R106.1.1. Bedrooms require compliant egress to the exterior. Include dimensions and show all doors, windows, fixtures and appliances in the construction area. 3. An opening from a garage directly into a sleeping room is not permitted, R302.5.1. 4. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. 5. Show a ½” gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R302.6. STRUCTURAL PLANS: 6. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. Identify live and dead loads. 7. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 8. Show the minimum 12” x 12” continuous #4 rebar reinforced footing under all exterior walls, R403.1. SECTIONS - DETAILS: 10. Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. 11. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts(minimum 7” embedment). Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 12. The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5). 13. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. ELECTRICAL PLAN: 14. Show the location of each outlet on the Electrical Plan, E3404.12. 15. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 16. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. 17. Appomattox St. – R-1 Carport Addition & Convert Carport to Garage (1st Review) TRANSMITTAL DATE: June 23, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The plot plan shall be drawn to an engineering scale, i.e. 1” = 10’, 1” = 20’. 2. Provide a north arrow on the plot plan. 3. It is not clear if the lot coverage includes the proposed enclosed garage, clarify. 4. Provide a dimension from the center line of Appomattox St. to the back of curb, and from back of curb to the north property line. Based on sheet 12 of paving plan I-65-019 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-65-019, the distance from center line to back of curb is 18’-0” and from back of curb to north property line is 7’-0”. 5. Perimeter yard setbacks for a carport type structure are measured from the post supporting the structure as long as there is no more than a 2’-0” roof overhang, UDC Articles 6.4.5.B.2 & 6.4.5.D.1.b. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide elevations that show a dimension from design grade to the top of beam so that setback requirements can be determined. 6. The setback from the carport to the west property line is not readable. Provide a setback dimension from the post supporting the carport to the property line. Minimum setback to the west property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). The plan appears to show a setback of 6”. If this is the case a Board of adjustment for Variance will need to be submitted and approved to reduce the perimeter yard setback of less than 1’-0”. If the setback dimension form post to property line is 1’-0” or greater up to 6’-0”, depending on the wall height, a Design Development Options (DDO) can be used to reduce the setback.
