Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9.

1. A detached shade sail in the rear yard appears in aerial photography beginning in 2018. The Zoning Review Section was unable to determine whether a permit was issued for this shade sail. Either provide permit documentation or include the shade sail within this permit’s scope of work. Provide setbacks as measured from the posts supporting the shade sail to the south and west lot lines if the structure is to remain. Additionally, provide the square footage of shade sail as the total gfa of all accessory structures may exceed 50% of the gfa of the principal structure (UDC 6.6.3.E).

2. Ingress and egress of a motor vehicle parking space is shown off Columbus Boulevard. Google Street View indicates that the existing gate is not wide enough to accommodate motor vehicle access. Either show this parking space elsewhere in the side or rear yard or demonstrate how the motor vehicle accesses the site off Columbus Boulevard.

3. The Zoning Review Section was unable to determine whether a zoning compliance review was completed for the perimeter wall. Either provide permit documentation or apply for a separate fence/wall permit through the Tucson Development Center Online.
