In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and TEP Electric Service Requirements https://www.tep.com/electric-service-requirements/. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. SITE PLAN: 1. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. Show all property lines. ELECTRICAL PLAN: 2. Provide a complete electrical plan showing all new work. 3. Provide a Service Panel Schedule showing bus amp rating and all branch-circuits. E3706.1, E3706.2. 4. Show Service Panel meets requirements in E3706.3 – E3706.5. 5. Provide a wiring size schedule showing all new work complies with E3701.2, E3705. PLUMBING PLAN: 6. Provide Pluming plan showing all new plumbing work. 7. Show all water connections meet IRC Appendix P “Sizing of water piping systems”. 8. Provide Tankless water heater spec sheet and show all Electrical and Plumbing connections meet IRC requirements and/or manufacturers requirements.
