Board of Adjustment requirements and application can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdfContact Mark Castro at Mark.Castro@tucsonaz.gov if you have any questions about the Board of Adjustment. If you elect to do the Board of Adjustment the setback reduction for the front yard can be included in Variance process. 2.COMMENT: The minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater, up to a maximum of 90 feet. Based on a wall height of 13’-0” the required street perimeter yard setback from the proposed addition to the north east property line is 20’-0”, proposed setback is 4’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide a dimension form design grade to where the wall hits the eave and the peak of the roof so that setback requirements can be verified.
