Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-3 zone (UDC 4.7.10). two (2) single-family residences (SFRs) are a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. As two dwelling units are proposed a separate permit and address is required for both dwelling units.

2. Per UDC Article 6.4.5.C.1.b Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. The proposed 6’-4” side street perimeter yard setback shown to the new porch shown on Unit #1 does not meet the minimum 10’-0” setback. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
