This site is in the R-2 Residence Zone (UDC 4.7.9). A duplex is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10

Plan review for the above referenced duplex has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: While zoning has completed this permit review with no comments, there remains an outstanding demolition permit, TC-DMO-1225-00243, that must be completed and approved prior to approval for this permit.

2. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

Based on the information provided, Tucson Water has no objection to the proposed residential model; however, please address the following comments:

Existing water main: The subject parcel is served by an existing 6-inch PVC water main in W Columbia St per PN 115-1989.

Existing meter: The parcel is already served by an existing 5/8-inch water meter, Meter No. 251499240. Your plans indicate the water service will be via an AIL; please coordinate and clarify the proposed meter/service configuration accordingly.

Minimum meter size / plan discrepancy: The minimum size for a new domestic meter is 5/8-inch. Your plan notes a 1/8-inch “NEW WATER-METER”, which is not acceptable. Please revise the proposed new meter size to 5/8-inch minimum for the new residence.
