A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. A 6’ side perimeter setback is proposed on south side of the property line and 6.51’ & 6.52’ on the north side as shown on the site plan (Sheet 1 of 1). The associated duplex model, TC-MDP-1025-00684 (Sheet A3) illustrates a wall height up to 23’-9”. Per UDC 6.4.4.A., building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. The model plan does not indicate a design grade measurement. Revise the plans to reflect measurements from design grade. 2. A note on Sheet 1 of 1 indicates that a Design Development Option (DDO) will be submitted for a reduced setback. Site Zoning is unable to approve the site plan until the DDO has been approved. The application needs to include all amended exterior wall heights, particularly the 23’-9” and 8’-6” walls as amended.
