1. Each dwelling requires an independent sewer connection from the dwelling to the Pima County sewer connection. 2018 IPC 701.3. A joint sewer agreement between the 3 parcel requires an appeal to the building official for approval.
2. File a Building Code Appeal under sub records of each permit.

This site is located in the R-3 zone (UDC 4.7.9). A Duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Per discussion with Management, the following comments have been made.

1. Comment: The parcels at 3934, 3938, and 3942 E Elmwood St meet the Unified Development Code definition of a site:

"The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity."

The site plan depicts three contiguous lots sharing an access point. A Development Package is required. The Development Package must be approved before the building permit application can be completed by zoning. Please submit a comment response letter to this building permit as it requires a resubmittal. Indicate in your response that an approved Development Package has been obtained. A complete review will be done once a Development Package has been obtained and approved.

2. Comment: The easement dimension width does not match the easement dimension found as approved on the Final Plat TD-DIV-1123-00128. The pedestrian circulation sidewalk should be constructed within the easement, not over the driveways for safety purposes.

3. Comment: At this time Zoning cannot approve this building permit application until the Development Package has been approved.

4. Comment: Additional comments may be forthcoming on the next review based on the proposed use and applicable use specific standards.
