1. Provide electrical load calculations for the Existing Dwelling Unit’s service panel, for determining the service panel size, E3602.2. Show the main panel size. Show the main panel is sized to for the additional ADU load.
2. Notate and specify all piping materials and sizes, for the existing HCS pipe. Show existing HCS is sized in compliance with P3005.4.
3. Provide elevation measurements for Next Upstream Manhole (Structure ID: 8178-55) and Finished Floor Elevation. Provide Backwater valve protection as/if required.

4. Provide a complete fixture unit schedule for the ADU, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is usually required for supplying water to more than 9.5 fixture units.
5. Provide a complete fixture unit schedule for the Existing Dwelling Unit, P2903.6. Provide the water pipe diameter between the meter and the junction feeding the ADU and Existing Dwelling Unit, in compliance with P2903.7.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.7). A single family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height.) As the distance from design grade to the midpoint of the roof was not provided on the elevations provided in the model plan of the proposed ADU Zoning can determine if the ADU meets building height requirements. Provide an elevation of the proposed ADU with a dimension from design grade to the midpoint of the pitched roof.
