Residential Engineering Comments:
1. This project/site resides within Mabel Street FP and will require the submission and approval of a floodplain use (FPU) with Elevation Certificate permit. The calculated finished floor elevation (FFE) will be required for floodplain compliance. The FPU permit is a separate permit that shall be submitted within the "Sub-Records" tab of this associated building permit through TDC online.
2. For newly constructed buildings located within delineated floodplains or potential flood hazard zones both designated and undesignated, an intermediate and final elevation certificate must be filled out by a registered land surveyor and submitted to the associated FPU permit. The intermediate is to be completed PRIOR to pouring the foundation. The final is completed after construction is completed.
i. It was found that the base flood elevation (BFE) for the proposed structure is 2357.0-FT NAVD 88. This will require a minimum finished floor elevation (FFE) of 2358.0-FT NAVD 88.
ii. For the submission of the FPU permit and resubmission of the building permit, submit the construction plans with a general note that states, “Duplex to be built to a FFE of 2358.0-FT.”
3. All new construction in flood prone areas shall be accompanied by conceptual grading plans prepared by a state-registered professional civil engineer, submitted as a development package "Grading Plan" for approval by the city. 4. Residential Engineering will be unable to approve permit (TC-MDP-1125-00727) until the associated FPU permit and Development Package (Grading Plan) is approved, and the elevation certificate process has begun.
5. Show all existing driveways and curb cuts and provide dimensions. Missing curb cuts along N Acuna St.
6. Per the City of Tucson Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance.
