Site Engineering Comments:
1. Parcel 123151290 at 813 E Drachman ST is entirely located within the City of Tucson Mabel Street floodplain and will require the submission of a floodplain use permit with Elevation Certificate for the proposed SFR Unit 1. For this process, the proposed SFR will be given a required finished floor elevation (FFE) which will be required for floodplain compliance.
2. To submit for the FPU permit, go to the sub records of permit TC-MDP-1125-00718 within the TDC account associated with the permit.
3. It was found that the base flood elevation (BFE) for the proposed Unit 1 is 2415.60 FT NAV88. This will require a minimum finished floor elevation of 2416.60 FT NAV88
4. For the submission of the FPU permit and resubmission of the Model Permit, please submit the construction plans with a general note that states “SFR to be built to a Finished Floor Elevation of 2416.60”
5. Site Engineering will be unable to approve permit TC-MDP-1125-00718 until the associated FPU permit is approved and the elevation certificate process is begun.
6. Per the City of Tucson Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings and units have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. COMMENTS:

This site is located in the NR-2 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table NR-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Per UDC 5.10, prior to zoning approval an NPZ review and approval is required.

2. The lot coverage should include all buildings, storage, vehicle use area (improved or unimproved), as a percentage of the total lot area. Include both units into lot coverage calculation. The maximum lot coverage permitted is 70%. See UDC 6.4.3 for Rules for Measurement.

3. Per UDC Table 6.3-2.A, the maximum permitted residential density is 15 units/acre. Provide a density calculation to the general notes to demonstrate compliance with this standard.

4. Add zoning classification of adjacent properties including across right of way.
