12/04/2025 Residential Building REQUIRES RESUBMIT Requires resubmit.

Please note:

Each dwelling should have a separate clear 3-foot fire separation distance, R302 amended. Therefore, either dwelling within a 6-foot space between dwellings requires one-hour fire resistance rating (no openings) including roof projections. Relocate the ADU from the 6-foot separation or provide details for compliance with IBC Table 721.1(2).

Site Engineering Comments:
1. Per the City of Tucson Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings and units have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402, 403, & 404 of the ADA Accessibility Standards: https://www.access-board.gov/ada/chapter/ch04/
2. Provide reference to the plat map used/shown on the cover sheet. In reference to the final plat for “Sudano Catalina View addition,” It appears to be some discrepancies regarding the property line dimensions and this final plat was found from the Pima County Recorder’s office. Revise accordingly.
3. In reference to the final plat for “Sudano Catalina View addition,” there exists a 5-foot easement that runs along the West property line. It is required that this easement is shown and called out on the plan set.

12/11/2025 TW New Development Review Fast REVIEW COMPLETED Based on the information provided, Tucson Water has New Area Development (NAD) no objections to the proposed development. Based on the plumbing plan provided, the 768 SF casita shows a total of six (6) plumbing fixtures served by the proposed meter, as follows: one (1) water closet, one (1) lavatory, one (1) clothes washer, one (1) kitchen sink, and one (1) shower, which is counted as two (2) fixtures due to separate hot and cold water supplies. Assuming the other two casitas (988 SF and 1,092 SF) have the same number and type of fixtures, and further assuming that no exterior hose bibbs or dedicated irrigation connections are provided, the three units together would total eighteen (18) fixtures. While the IPC allows a maximum of 20 fixtures on a 5/8" water meter, Tucson Water highly recommends upsizing the domestic water meter to 3/4" to provide adequate capacity and accommodate potential future demand. This project is being fed by an existing 5/8 meter 22129561. If any new domestic water, are needed to serve this proposed development, please contact Tucson Water’s New Services Section by calling 520-791-5164 or by sending an email to TW_Common@tucsonaz.gov.
The above comments are based on the limited preliminary information provided by the applicant.
