Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Provide elevation measurements for Next Upstream Manhole cover and Finished Floor Elevation. Provide Backwater valve protection as required. 2. Backwater valve protection: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/building-code/2018_-_irc_amendments.pdf Section P3008.1 Where required. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. A Duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Per discussion with Management, the following comments have been made. 1. Comment: The parcels at 4705 and 4711 E Fairmount St meet the Unified Development Code definition of a site: "The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity." It appears the two contiguous lots share an access point. The parcel at 4705 E Fairmount St appears to be a mirrored development of 4711 combining to a total of 4 units, Multifamily, a Development Package is required. The Development Package must be approved before the building plans can be completed by zoning. 2. Comment: At this time Zoning cannot approve this building permit application until the Development Package has been approved. 3. Comment: Additional comments may be forthcoming on the next review based on the proposed use and applicable use specific standards.
