A detached single-family dwelling is a permitted use in the C-1 zone. 1. (Comment) A land division permit is in process for this site. This model permit cannot be approved until that permit is complete. Draw, dimension, and label new lot lines on the site plan, as well as a corresponding set back distances. 2. (Comment) Site dimensions do not match either the submitted land division permit nor the Pima County Assessor Parcel Map for this parcel: https://www.asr.pima.gov/ParcelData/Map/Arm/T13S/M13143034.PDF. 3. (Comment) Based upon the land division permit, the new property line for the northern lot will bisect this building. Review lot and building dimensions and correct. 4. (Comment) Provide dimensions for the proposed building on all sides that match the approved model plan. 5. (Comment) Provide distance from back of back-up spur to the building. 6. (Comment) Fully dimension parking spaces in accordance with UDC Section 7.4. 7. (Comment) Fully dimension sidewalks and pedestrian circulation in accordance with UDC TSM Article 7. 8. (Comment) Based upon a review of the proposed land division, if the new northern lot is proposed to include any additional dwelling units, indicate how the two lots will operate independently of each other. Any access, parking, pedestrian circulation, or utilities shared between the two would need the definition of a single site and require a development package to be submitted and approved prior to approval of this permit. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Approved land division permit. Updated site plan with detailed comment response letter indicating responses to Site Zoning comments above.
