A duplex use is not a permitted use in the zones (UDC Table 4.8-2). 1. Per UDC Table 4.8-2 duplex use is not a permitted on a R-1 zoned parcel. At a minimum a Board of adjustment for Variance is required this may require a rezoning. Contact Mark Castro, phone (520) 837-4979 or email Mark.Castro@tucsonaz.gov to determine what process will be required. 2. Based on Elvira Subdivision plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=64033, there are numerous easements on this parcel that are not shown on the plot plan, i.e. no access, refuse collection, joint access easements. Show all easements on the plot plan along with the recordation information. 3. Per the Elvira Subdivision plat General Note 9 Individual property owners will be required to submit native plant preservation plans for the approval and compliance with this subdivision’s approved native plant preservation plan. 4. Provide a dimension from the centerline of Elvira Rd to the face of curb and from face of curb to the south property line.
