This comment was not address. No response to comments were provided. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A Duplex is not a permitted use in this zone (Table 4.8-2).

1. This comment was not addressed. As a duplex is not an allowed use in the R-1 Zone (Table 4.8-2) at a minimum a Board of Adjustment for Variance will be required, possibly a rezoning. Contact Nick Ross, PDSD Section Manager Nicholas.Ross@tucsonaz.gov, to determine what process will be required to allow the duplex.

2. This comment was not fully addressed. Provide the recordation information for the easements shown on the plan. Based on Elvira Subdivision plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=64033, there are numerous easements on this parcel that are not shown on the plot plan, i.e. no access, refuse collection, joint access easements. Show all easements on the plot plan along with the recordation information.

3. This comment was not addressed correctly. The dimension from centerline to face of curb is not correct and no dimension from face of curb to the sought property line was provided. Review Construction Plan 1-72-066 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-72-066, and provide the required information. Provide a dimension from the centerline of Elvira Rd to the face of curb and from face of curb to the south property line.

4. The lot coverage calculation is not correct and shall include the two (2) access easements shown on the plan as these are for vehicle access..
