This site is located in the R-2 zone (UDC 4.7.9). A single-family residence with an Accessory Dwelling Unit is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, and 6.6.3.


1. COMMENT: Per UDC Table 6.3-2.A, the required setback in the R-2 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

The proposed wall height from design grade for the northern facing wall is 9 feet 4 inches which requires a minimum 6 feet setback, the proposed setback is 4 feet 2 inches.

The proposed wall height from design grade for the northern facing wall is 14 feet 8 inches which requires a minimum 9 feet 9-inch setback. The proposed setback is 4 feet 7 inches.

The proposed ADU encroaches into the required side and rear yard setbacks.

Zoning acknowledges that a DDO has been applied for by the applicant. However, the DDO process must be completed and approved before this permit can be approved by Zoning.
