This site is located in the R-2 zone (UDC 4.7.9). A multifamily residence is a permitted use in this zone (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Per UDC Table 6.3-2.A R-2 Allowed Residential Density for an R-2 zoned parcel is 15 units per acre. Based on a lot size of 10,880 Sq. Ft./0.25 acre the allowed number of units is 3. A rezoning will be required to allow 4 units on this site. 2. Per UDC Article 7.6.4.B and a Zoning Administrators determination when a development provides more than four (4) vehicle parking spaces the requirements UDC Articles 7.6.4.B & 7.4.6 apply, i.e. commercial vehicle parking area to include landscaping, paving, all maneuvering on sit, etc. 3.
