This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). 1. Provide elevation measurements for both the Next Upstream Manhole and Finished Floor Elevation. Provide Backwater valve protection as/if required. Oakenshield Wy. - O-3 New SFR (1st Review) TRANSMITTAL DATE: November 27, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the O-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3). 1. It does not appear that the curb and sidewalk are shown correctly. Per paving plan I-73-029 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-73-029, the sidewalk is located 1’ from the west property line. Provide a dimension from the center line of Oakenshield to the face of curb and from the face of curb to the west property line. 2. Per UDC Article 6.4.5.C.1.a For single-family and duplex development , the minimum required front street perimeter yard is 20 feet measured from the street property line. A Design Development Option (DDO) must be submitted and approved to reduce the front street perimeter yard setback to 19-0”.
