| 10/14/2026 | Residential Engineering | REQUIRES RESUBMIT | Permit Activity Number: TC-MDP-1026-00839 (1st Review) Project: 2 Story Residential Model 1460 (Model Master Plan TC-MDP-0826-00645) Location: 2907 N SYCAMORE BL Review Date: 10/14/2026 Reviewer: John Mounsey – Engineering Associate - Residential Engineering Reviewer Contact: John.mounsey@tucsonaz.gov Residential Engineering comments are as follows: The FFE (2431.00’) listed on the site plan is 1’ higher than listed on DP21-0237 for this lot. The grading plan shows that there is a grade break 30’ north of this lot which would have this foundation lower at the 2430.00 listed in the original DP. Please correct the site plan and resubmit. Submit your response letter and updated plan set as two separate files. |

| 10/16/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Erick Bieber Planning & Development Services Department – Zoning Review Section PROJECT: TC-MDP-1026-00839 – Model Building Permit 2907 N Sycamore Blvd, Tucson, AZ 85712 Residential Model Permit (1st Review) TRANSMITTAL DATE: October 16th, 2026 This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (UDC 4.8-2) subject to use-specific standards 4.9.7.B.6 & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) Per the approved tentative plat for the Oasis FLD Subdivision (DP21-0237), the required Architectural Variation Plan (AVP) was to be provided as a deferred submittal and included with the building permit submittal. Zoning is unable to locate an AVP for the Oasis FLD Subdivision. Either provide documentation that an AVP has been approved, or an AVP will need to be submitted as a revision to DP21-0237. Per UDC 8.7.3.M.d.(1), An AVP demonstrating compliance with the requirements of 8.7.3.M.1 shall be prepared in accordance with the Section 2-07.5.3.E, Architectural Variation Plan, of the Administrative Manual. 2. (Comment) The indicated building height is incorrect. Per UDC 6.4.4, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. 3. (Comment) The associated model template features multiple floor plan and elevation options. Please indicate on the site plan which options will be utilized. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code For questions regarding Zoning comments, please contact me at: Erick.Bieber@tucsonaz.gov |
