A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan includes a scale of 1/10 = 1’, which is not a standard scale used in Bluebeam. Please revise the scale. An example is 1” = 10’-0”. 2. Please clearly delineate the lot lines. 3. Dimension the 20’ front perimeter setback. If the SFR encroaches this setback, a variance will be required. 4. The proposed SFR appears to be encroaching within the side perimeter setbacks. According to Sheet 7 of your model plan, TC-MDP-0525-00304, the wall is shown to measure 9’-6” but does not extend to the top of the wall, only to the bottom lip of the eave, which is several inches less than the top of the wall; more in the range of 10’ or more. Please re-calculate the side setbacks using the 2/3 the height of the wall, measured from natural grade to the top of the wall per UDC 6.4.4.A. 5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
