This site is located in the C-2 zone (UDC 4.7.21). A duplex is a permitted use in this zone (Table 4.8-4). 1. This comment was not addressed correctly. Based on the approved plans for TC-MDP-1223-01917, the square footage for option “C” is 1,127 each for a total of 2,254 sq. ft. Clarify the difference. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. Clarify which of the two options you are going to use and provide a correct lot coverage calculation.
