This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The north setback shown for the north property line is not correct. Per UDC Table 6.3-2.A R-2 zone, Res Use to a Nonres zone the required setback is 10’-0” or ¾” (H) Height of the exterior wall as measured from design grade to the highest point of the wall, greater of the two measurements. Based on a wall height of 13’-3” the required setback is 10’-0”. Remove the setback lines as the required setbacks shown to the property line is not correct.

2. The perimeter yard setback from the proposed residence to the west property is not correct and should be show as 10’-0” or ¾” (H) Height of the exterior wall as measured from design grade to the highest point of the wall, greater of the two measurements. Based on a wall height of 9’-6” the required perimeter yard setback from the proposed SFR to the west property lines is 10’-0”, proposed perimeter yard setback is 8.69’ (UDC Table 6.3-2.A). A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
